Orta on The Parade

Mixed Use Development comprising adaptive re-use of seven local heritage places, basement carparking, one level of commercial office tenancies and six levels of prestige residential apartments.

A total of 156 secure carparks and 65 luxury residential apartments are being developed over 8 levels on this significant site.

The interface with the residential zone which abuts the rear of the development site is sympathetically scaled down to form 5 double height sky homes.

The ground floor area will be offered for lease as street level shops and other hospitality tenancies, and the 2 heritage halls will be restored to their former glory.

A floor of commercial offices with expansive terraces is provided between the ground floor retail areas and the first of 5 levels of luxury residences.

Level 7 comprises 4 luxury penthouses with individual swimming pools, spas and extensive landscaped terraces.

All secure residents car parking will be concealed within a basement level and the remaining car parking will be provided behind the commercial and retail tenancies so that it is sleeved by active uses.

The proposal sits in an area where the existing buildings are a combination of narrow shopfronts interspersed with more substantial heritage places, including the Norwood Hotel and the Baptist Church.

This development respects the adjacent heritage places and incorporates the retained and restored shopfronts along The Parade and the two church meeting halls along Church Avenue into the development. The Heritage Walk between The Parade shopfronts becomes the new commercial entrance and the space between the two heritage meeting halls will become the grand entrance to the residences.

Materials selected for this project include traditional red brick accents, warm coloured precast concrete panels, charcoal coloured aluminium framed high performance curtain walls and extensive glazing.

Incorporation of environmental initiatives formed an integral part of the design philosophy for this development.
